The Challenge
A 1922 Ballard craftsman with a cramped, separate kitchen typical of its era. The original kitchen was 150 square feet with no island, no dishwasher, galvanized supply lines with poor pressure and rust discoloration, and active knob-and-tube wiring that the homeowners' insurance carrier had flagged for replacement. The adjacent formal dining room — rarely used — was identified as the expansion opportunity.
Our Solution
The wall between the kitchen and formal dining room was removed (load-bearing, requiring a new header), expanding the kitchen to 295 square feet. The full electrical system was rewired — new 200-amp panel, all new circuits throughout the home — as the walls were open. Galvanized supply lines were replaced with PEX throughout. Custom inset cabinetry with shaker doors was specified to match the craftsman character. Original Douglas fir floors were refinished to a consistent color throughout. Soapstone countertops and unlacquered brass hardware completed the period-appropriate but modern-functional kitchen. All original window casings and crown molding were preserved and carefully matched at the expansion.
