The Challenge
A growing family in Rose Hill needed more bedrooms but had no interest in leaving their neighborhood, schools, or large lot. The existing 1966 single-story ranch had three bedrooms on the main floor but no room to expand horizontally within the lot's setbacks. The solution was a second-story addition — but the existing first-floor framing and foundation required structural assessment and reinforcement before any vertical expansion was possible.
Our Solution
Repair Point coordinated a licensed structural engineer to assess the existing foundation and first-floor framing. The foundation required section reinforcement in two areas before the second-story loads could be safely transferred. The 1,850 sq ft addition added a primary suite with walk-in closet and spa bathroom, two additional bedrooms with a shared bath, and a media room/study. Exterior materials — fiber cement siding, architectural shingles, and window profiles — were carefully matched to the existing structure. City of Kirkland permit process was managed by Repair Point from pre-application through final occupancy.
